    LOCATION…LOCATION…LOCATION…
    We are 1 ½ miles out of the Historic Downtown Shopping District. All attractions are within a 5 to 10 minute drive. Restaurants are within 2/10 of a mile.

    TROLLEY
    DID SOMEONE SAY TROLLEY!!! WE LOVE THE TROLLEY! The Trolley stops right in our driveway. Cost to ride the trolley is $4.50 per day or $8 for a two day pass.

    TWO WEEK CANCELLATION POLICY
    SINGLE RESERVATIONS
    If you need to cancel, you’ll need to receive a cancellation number. Otherwise your reservation will not be considered cancelled. You will need to keep this number just incase there is a discrepancy regarding your cancellation.
    If you do use e-mail, you still need to make sure you have received a cancellation number. Just sending your e-mail does not mean your reservation has been cancelled, you must receive your cancellation number.

    A full refund minus $25 or $50 if an addon has been booked is returnable if your cancellation is given to us two weeks prior to your arrival date. Any cancellations taking place after that time will be subject to a refund less a $25 or $50 (if you had an AddOn) fee ONLY if reservation period can be rebooked. Otherwise, you will be responsible for room charges. This policy applies to any shortening of your stay or later date arrivals.

    GROUP RESERVATIONS

Any cancellations taking place after that time will be subject to a refund less a twenty-dollar fee ONLY if reservation period can be rebooked. Otherwise, you will be responsible for room charges.     DEPOSITS
    Upon booking we verify that we have your personal Credit/Debit Card information. Your card will be charged $25 or $50 if any Addon booked. This $25 or $50 is a Booking/Cancellation fee. This fee will be deducted from your total due upon checkin. If you do cancel before the 2 week cancellation time, the $25 or $50 will become the Cancellation Fee.

    Upon check in you can pay with YOUR Visa, MasterCard, Discover or Cash. We do not accept American Express or checks. To reserve you will need a Credit or Debit card that is in your name.

    WHEN TO PAY
    You will pay for your stay and any reserved excursions upon check in.

    POSTED RATES
    Rates are pretty much what is posted on our website. Only changes to these rates are during Holidays, Festivals and the month of October and there could be a surcharge for one night stays. You will be informed at time of booking.
    We have chosen to keep our rates low for everyone to enjoy. At times we do have “Specials” on our website. These usually occur when it is a slow time or we have an unexpected cancellation.

    WHEN TO BOOK
    Our suggestion is to book at least 6 weeks in advance, that way you have a much better chance to get the cottage that you want.

    HOW TO BOOK
    You can either reserve on line or give us a call at 479/253-9493 between the hours of 9AMto 7PM seven days a week. If you book on line you will receive a confirmation by e-mail within 24 hours. If the accommodation you selected is not available, you will be notified with what is available. Then it will be your decision whether or not you want to take what is available.

    AVAILABILITY
    You can check availabity yourself on the right side of this page. Click on the "Availability" Button and click on the calendar day or key in your dates and it will show you what is available. This Calendar is pretty much real time. The exception comes in when we've taken a reservation when we are out & about. Then when we get home, we update the Calendar.

    CHECK IN/CHECK OUT TIMES
    We guarantee check in by 2PM. The latest we accept arrival is 10PM. This is due to the fact that we are a Mom & Pop operation and we have very full days.
    Check Out is at 10AM.

    WHY DO WE ASK WHAT TIME YOU WILL BE CHECKING IN AND TO CALL IF YOU ARE GOING TO BE OVER TWO HOURS LATE?

    Due to our wedding scheduling there are times that we are not available to process check-ins. So if you say that you are checking in at 2PM and do not arrive until 5PM, there is a possibility that we maybe in a wedding. So if you had called to let us know of a later arrival time we would then be able to inform you of any office closing.

    SMOKING POLICY
    All our accommodations are non-smoking. If you are a smoker you can smoke out on your porch or deck.

    CHILDREN
    Due to insurance constraints Oak Crest can only accomodate children 10 years and above. All of our accommodations only sleep up to two guests and one must be an adult (18 years old.)

    MINIMUM STAY REQUIREMENTS
    There is a 2 night minimum, except some Holidays/Festivals & October weekends may require 3 nights.

    If the Availability Calendar shows that it is a 3 night minimum, there are no exceptions, it is a 3 night minimum. If the accommodation does not get booked for the 3 nights we will open it up for a 2 night stay the Monday before (5 days prior.) So if you don't find something else, you are more then welcome to check back at that time to see if it became available for just a two night stay.

    However there are times, due to guest scheduling we might have just a one night open.

    We will consider a one night stay, 3 days prior to arrival.

    There maybe a surcharge added for a one night stay, but you will be informed at the time of booking.

    WHAT TO PACK
    Eureka Springs is a relaxed and casual destination. You are welcome everywhere in Eureka Springs in jeans/shorts and tennis shoes!

    STAIRS & BRIDGES TO THE TREEHOUSES
    The Treehouses have a series of stairs, steps & bridges. Just know that you maybe winded climbing these. Due to safety reasons be advised that you to wear enclosed shoes (no sandals) and no heels. Also luggage will have to be carried, so we suggest to pack light. If you do have luggage with wheels, you will not be able to use them as this will damage the wooden steps. If you do tend to bring ALOT of stuff, we suggest to bring it in several pieces of luggage rather than one big piece. It is quite a distance that you will be traveling to get to your tree house. If you need help with your luggage just ask, we will be more than happy to help transport your luggage for you, as long as it is a reasonable weight.

    CANDLES & INCENSE
    Due to Fire Safety Laws, wax clean up and damage that the wax clean up causes, the only candles that are allowed are jar candles. Jar Candles must be at least 3” in diameter and 3” tall. Tea Light Candles & Incense Sticks are not allowed.

    AMENITIES
    All our accommodations have a Refrigerator & Coffeemaker with coffee and all except the two "Sweet Little Rooms" have a Microwave. All have their OWN bathroom and linens. Jacuzzi accommodations have a separate bathroom with a stall shower. All have Cable TV and all except the two "Sweet Little Rooms" have a VCR or DVD or both. We have movies in the office that you are more than welcome to borrow. Check "Internet Access" below to see which accommodations have High Speed Internet access.

    INTERNET ACCESS
    We offer High-Speed Internet Access in the following accommodations: "The Barn", "Sedona", "The Chateau" and "The City Loft".
    All the other accommodations DO NOT have internet access. However, there is an Internet Cafe about 1/4 mile away and the Bank of Eureka Springs and the Library offers free Internet access.

    ROOM PHONES
    We do not have in room phones. You may use the office phone with your calling card or to place collect calls. For emergencies if someone needs to reach you, they can call the office thru the local line 479/253-9493 and we will get the message to you.

    MIX/MATCH PACKAGES
    All our packages can be “tweaked”. So you can just about design any package you want. Just ask and we’ll put it together for you.

    PET POLICY
    Unfortunately, when we built the Tree Houses we needed more parking so we lost our doggie play area. We are sorry to say that we can no longer accept pets.

    VISITING GUEST POLICY:
    All accommodations are for registered guest use only. Due to insurance reasons visitors must check in at office prior to going to any registered guest room. Parties, receptions or gatherings are not permitted.


    WHERE IS EUREKA SPRINGS?
    Eureka Springs is located in the Ozarks of Northwest Arkansas.

    AIRPORTS
    Northwest Arkansas Regional Airport (XNA) out of Bentonville is about an hour drive. Closest Regional airports are in Berryville about a 20 minute drive and Drake Field in Fayetteville which is about an hour drive.
